Student Terms of Service

Terms for students using our free accommodation-matching service

Important summary

UniFeelsHome helps students identify accommodation options and introduces them to independent accommodation suppliers. We do not own, manage, inspect or let accommodation, and we are not a party to any booking, licence or tenancy agreement.

1. About these Terms

These Student Terms of Service (Terms) apply when you access unifeelshome.com, submit an accommodation request, receive accommodation options from us, or ask us to introduce you to an accommodation supplier. By submitting a request or continuing to use the service, you agree to these Terms.

UniFeelsHome is a trading name of Desire 2 Study Ltd, a company registered in England and Wales under company number 12897758, with registered office at 5 Nightingale Close, Hartford, Huntingdon, England, PE29 1SQ, VAT registration number 515442216.

2. Who may use the service

You must be at least 18 years old and legally able to enter into a contract. If you are under 18, a parent or legal guardian must submit or approve the request, communicate with suppliers where required, and enter into any accommodation agreement on your behalf.

3. The service we provide

Based on the information you submit, we may:

·         review your accommodation requirements;

·         identify accommodation suppliers or options that appear relevant;

·         send selected options or supplier details to you;

·         with your knowledge, pass relevant enquiry information to selected suppliers so they can respond to your request; and

·         facilitate an introduction or initial communication.

Our service is currently provided free of charge to students. We will not introduce a student fee without clearly informing you before the fee applies and obtaining any agreement required by law.

We may decide not to progress a request, may limit the number of options supplied, and do not promise that any suitable or available accommodation will be found.

4. Our role as an introducer

We act only as an independent accommodation-matching and introduction service. We are not:

·         a landlord, letting agent, property manager, guarantor or accommodation provider;

·         the owner, occupier or operator of any property;

·         authorised to enter into a tenancy, licence, reservation or other accommodation contract on a supplier’s behalf; or

·         a party to any contract between you and a supplier.

Any accommodation contract is made directly between you and the relevant supplier. The supplier is solely responsible for its listing, availability, price, deposit, cancellation terms, property condition, safety, regulatory compliance, customer service and performance of the accommodation contract.

5. Your responsibilities before booking

You are responsible for checking all information and deciding whether an option is suitable. Before paying or signing anything, you should:

·         verify the supplier’s identity and contact details;

·         read the complete booking, licence or tenancy agreement;

·         confirm the total price, deposit, payment schedule, term, cancellation rights and refund rules;

·         check the address, facilities, room type, photographs, accessibility and travel arrangements;

·         ask for evidence of any licence, registration, safety certification or deposit protection that applies; and

·         obtain independent legal or professional advice where needed.

You must not send money to a bank account or payment method that you have not independently verified. Tell us promptly if a supplier’s communication appears suspicious or materially inconsistent with the option we sent you.

6. Information you provide

You must provide information that is accurate, complete and up to date. You must only provide another person’s information if you have authority to do so and have given them access to our Privacy Policy.

Do not include passport copies, bank-card details, medical records or other highly sensitive information in a general enquiry form unless we specifically request it through an appropriate secure process. Where you choose to provide accessibility or health-related requirements, provide only what is necessary to explain the accommodation adjustment you need.

7. Sharing your enquiry with suppliers

To deliver the service you request, we may share relevant details with a limited number of selected accommodation suppliers. This may include your name, contact details, university or study destination, dates, budget, room preferences and other requirements included in your enquiry.

Once a supplier receives your information, it may act as a separate data controller and must provide its own privacy information. Our Privacy Policy explains our processing and your rights. You should review the supplier’s privacy policy before giving it additional information.

8. Availability, listings and recommendations

Availability, prices, promotions and property details can change without notice. Information supplied to us by third parties may be incomplete or inaccurate. An option sent to you is a possible match based on the information available, not a guarantee, endorsement, property survey, regulated recommendation or assurance that the supplier or property meets every legal or personal requirement.

9. Communication with suppliers

After an introduction, you are expected to communicate and contract directly with the supplier. We may assist with clarification but are not obliged to negotiate, manage payments, resolve disputes, inspect a property, enforce a contract or secure a refund.

10. Prohibited use

You must not misuse the website or service, provide false information, impersonate another person, interfere with security, introduce malware, scrape content, use information for unlawful purposes, or harass our staff or suppliers.

11. Intellectual property

The website, branding, written content, selection methodology and materials created by us are owned by or licensed to Desire 2 Study Ltd. You may use materials supplied to you only for your personal accommodation search. You may not reproduce or commercially exploit them without written permission.

12. Liability

Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or breach of rights that cannot legally be excluded.

Subject to the paragraph above, we are responsible for loss or damage that is a foreseeable result of our breach of these Terms or our failure to use reasonable care and skill. We are not responsible for:

·         the acts, omissions, insolvency or default of an accommodation supplier;

·         the condition, legality, safety, suitability or availability of accommodation;

·         a supplier’s listing, contract terms, deposit handling, cancellation decision or refund;

·         loss caused by information you supplied being inaccurate or incomplete;

·         loss that was not foreseeable when you used the service; or

·         business or commercial losses arising from personal use of the service.

Our role and the limitations above do not affect any rights you may have directly against a supplier or any mandatory rights available to you under applicable consumer law.

13. Complaints and disputes

For a complaint about our service, contact support@unifeelshome.com with your name, the relevant supplier and a clear description of the issue. We will review complaints fairly and aim to respond within a reasonable period. Complaints about a property, booking, payment or accommodation contract should also be directed to the supplier responsible.

14. Ending access to the service

You may stop using the service at any time. We may suspend or end access where you breach these Terms, misuse the service, create a security risk, or where continuing the service is not reasonably possible. Ending access does not affect rights and obligations that arose before termination.

15. Changes to these Terms

We may update these Terms to reflect changes to the service, law or business operations. The latest version will be published on the website with an updated effective date. Material changes will apply prospectively and, where appropriate, we will give additional notice.

16. Governing law and courts

These Terms are governed by the laws of England and Wales. If you are a consumer resident elsewhere in the United Kingdom, you may also benefit from mandatory protections and may bring proceedings in the courts of the part of the United Kingdom where you live. Otherwise, the courts of England and Wales will have jurisdiction.
